Terms & Conditions
KeysCaribbean SMS Programs
Effective October 22, 2026
SMS Terms
These terms apply to the optional, non-marketing text-messaging programs offered under the KeysCaribbean and KeysCaribbean Resorts names for outside agents and employees and for rental-property owners and their authorized contacts. Owner intake and agreement communications identify Keys Caribbean Middle Keys LLC. These terms govern texting only; they do not replace any property-management, service, employment, or independent-contractor agreement.
Programs and message types
Outside Agents and Employees SMS Program: Internal scheduling and operational messages, including shift assignments and reminders, work updates, and team coordination. Messages may include work-related links and may be generated automatically from work schedules or initiated by staff.
Rental Owner SMS Program: Communications with owners joining or participating in the rental program and their authorized contacts about onboarding, service and rental-management agreements, document requests, signature reminders and document links, work needed at or on their properties, scheduling and status updates, and responses to property-management questions. Service-related reminders may be automated.
These programs do not include marketing or promotional texts or guest reservation and stay communications. Consent to one program does not enroll you in the other.
How you opt in
Agents and employees: Complete the existing KeysCaribbean SMS Consent — Outside Agents and Employees form, actively select the option agreeing to receive internal texts, provide your mobile number, type your name as acknowledgment, and submit the form. You may instead select the decline option and receive work updates through another channel. Completing onboarding does not require agreeing to SMS.
Rental owners and authorized contacts: Complete the applicable owner intake form, provide a mobile number, actively select the separate optional SMS consent checkbox for that number, and submit the form. Each mobile number requires its own consent. Only consent for a number for which you are the subscriber or authorized user.
Providing a telephone number, signing a service agreement, or accepting general website terms alone does not enroll you in SMS. Owner SMS consent is optional and is not a condition of purchasing services or completing the owner intake form. Submitting SMS consent does not sign your rental-management agreement or authorize work at your property.
Message frequency and charges
These are recurring messaging programs. Message frequency varies. Agent and employee messages depend on work schedules, shift assignments, and operational communications. Owner messages depend on onboarding, agreement and document activity, property-service needs, and questions.
Message and data rates may apply. Your mobile carrier’s rates and plan determine any charges for sending or receiving messages.
How to stop messages
Reply STOP to any program text to opt out of further messages from that sending number. You may receive a final message confirming your opt-out. If the same sending number serves more than one KeysCaribbean program, your opt-out may stop messages from that number across those programs. You may also use Email support or call (305) 853-5000 to withdraw consent or arrange another communication method.
Opting out of owner messages does not cancel your rental-management or service agreement. If you later want to receive program texts again, contact support for enrollment instructions.
Help and support
Reply HELP for assistance. You may also use Email support or call (305) 853-5000.
Delivery and appropriate use
Message delivery depends on mobile networks and service availability and may be delayed or unsuccessful. Carriers are not liable for any delayed or undelivered messages. SMS is not an emergency communication channel. Contact emergency services directly in an emergency.
Please notify support if your number changes or is reassigned. Document and work-system links may require identity verification or an authorized account. Receiving a link does not grant access to another person’s records or systems.
Privacy Policy
Our Privacy Policy describes the SMS-related information we collect, how we use it, and how we handle consent and opt-out records. We do not sell or share your SMS opt-in data or personal information with third parties for marketing purposes.
Updates
We may update these SMS terms and will show the revised date on this page. Changes to these terms do not by themselves enroll you in another program, expand your consent to marketing, sign an agreement, or authorize property work.
