Here you’ll find answers to some of the most frequently asked questions as well as rules you are required to abide by during your stay at Indigo Reef. Please note that in the unfortunate event that rules are broken, fines or assessments could occur. What supplies are provided during my stay?
Your Villa comes with a “Starter Pack” which includes: 1 backup roll of toilet paper per bathroom, 1 set towels & bed linens, 6 pool towels in linen closet, 1 single box washing machine detergent, 1 roll paper towel, 2 kitchen trash can bags, 2 tablets dishwashing machine soap, 1 small bottle liquid dish soap, 1 set of bath amenities per full bath (shampoo, conditioner, bath gel, lotion, bar soap). For additional supplies during your stay there is a Winn Dixie supermarket located within minutes only 3 miles south on the Overseas Highway.
Where is the closest Grocery Store?

Walgreens Liquor Store located next to Walgreens Pharmacy, 1/2 mile south on Overseas Highway Bayside at 109th Street. Approximately a 2-minute drive.
How do I connect to the Internet?
View your wireless networks and locate your Villa number and click connect. Your secure passkey code is provided in the Pre-Arrival Instruction and on the base of the telephone inside the villa.
Can I dock my boat at the closest slip to my Villa?
No. All Villas have assigned Boat Slips that are clearly marked on the dock pedestals. Do not park in open slips, as this is a residential community and owners must have access to their assigned slip at all times.
Where can I park?
All villas have one assigned carport parking space. Additional parking is available at the reception fitness center parking area. Open spaces may belong to private residences and the owner may arrive at any time.
How do I use the telephone?
All calls are free for unlimited local and long-distance calls. Please dial a 9 + 1 + Area Code + Number.
Where is the closest beach?
Coco Plum Beach is located at the end of Coco Plum Road located 1 mile north on Overseas Highway. Turn right at the stop light for Coco Plum Road. Sombrero Beach is located at the end of Sombrero Beach Road located 5 miles south on the Overseas Highway turn left at the stop light (at Kmart near MM50) for Sombrero Beach Road.
Can I bring my pet or ESA?
Many of the properties in our rental program are pet-friendly; however, there are some homeowners who do not permit pets. If you plan to bring your pet, you must notify KeysCaribbean by phone, text, or email. If you reserved a specific Villa that does not permit pets, we must move you into another Villa. If an alternative is not available, we will be unable to accommodate your stay. In Villas that permit pets, one dog up to 50 lbs. is allowed with a one-time, non-refundable fee of $255.00. Dogs must be leashed while outdoors and cannot be left inside the Villa unattended. You are required to pick up after your dog. No pets are permitted in the pool area. A fine of $50 per violation up to a maximum of 10 days per occurrence.
• Sorry, but pets are prohibited in Villas 26, 64, 66, or 67. All other Villas permit pets.
• Emotional Support Animals or ESA dogs do not qualify as service animals, and the pet fee will apply. Service Animals should be registered with KeysCaribbean prior to arrival. You will be asked to provide details of your service animal’s duties.
Is smoking allowed?
Smoking is not permitted indoors or in communal areas. You are permitted to smoke on the porch/balcony of your vacation home; however, we ask that you be considerate of your neighbors and note that the smoke must not cause a disturbance to other residents or their guests. In the case that there is a complaint, we may revoke the right for you to smoke onsite. You must properly dispose of cigarette butts, do not toss them anywhere on property grounds. Smoking indoors or violating these rules will incur mandatory fees of up to $500.00 plus any damages. No smoking or vaping is permitted in the pool area. Fine of $50 per violation up to a maximum of 10 days per occurrence.
Guest / Tenant Information & Homeowner’s Association Rules
OCCUPANCY OF UNITS – Per the City of Marathon code: The maximum renter occupancy for staying overnight in each of the units here at Indigo Reef by persons of any age is EIGHT (8) PEOPLE. Violations $100 per day up to $1000
MINIMUM STAY– Per the City of Marathon code, there shall be no rentals of less than (7) days. Violation $100 per day up to $1000
PARKING – Absolutely NO parking of any vehicle in the driveway as the driveway is designated as a ‘Fire Lane’ by Marathon Fire-Rescue. No parking on any grass areas. Any vehicles parked in either of these locations will be towed at the owner’s expense. No unauthorized trailers of any kind are permitted on the Indigo Reef property along with Dually Trucks. No commercial vehicles are permitted to be parked on the property overnight and all Extended Cab trucks cannot park in the Carports they must park in the overflow parking . No owner extended parking allow except for the overflow parking area without prior approval. There are only 2 parking passes per unit. Please park only one (1) passenger vehicle in the correlated numbered allocated space of your unit in the carport. A rearview mirror hang tag will be supplied to you by your Rental agent and it must be attached to your rearview mirror at all times while your vehicle is here. Additionally, the 2nd vehicle must be parked in the office parking area at the admin building or across in the designated overflow parking area. Vehicles parked in these areas must have a completed hang tag as well.If you park in a spot that is not assigned to the unit you are staying in, vehicles will be fined $50 dollars a day and on the 3rd day be towed at the owners expense.
BOAT DOCKS – All boat dock spaces are assigned to a designated unit. Unit numbers are located on the dock pedestals. Please make sure the boat owner/operator is docked in the correct assigned boat dock space with a completed boat tag visible either with an Owners decal or a Boat Tag provided by your Rental agent this includes Rental boats as well. Boat registration and Insurance must be provided to your Rental agent . All lines are to be tied to the cleats provided on the docks and no lines are to be tied to the pedestals. The boat must fit in the space, from the bow pulpit to when engines are up. Length shall not exceed 35ft Engines up or draft greater than three feet (3′). The only exception is Slip 11 boat cannot be longer than 27 feet engines up. You may not have multiple vessels or personal watercraft in a single docks space this includes Jet Ski’s . You may not tie up in any other unassigned docks pace. When tying up your boats please only tie up to the deck cleats and use proper line tying techniques as the tides are often severe and if your boat is improperly secured you will risk the sinking of your boat in the canal and the boat getting caught under the dock at low tide. Absolutely NO FUEL of any kind or Flammable liquids will be allowed on the docks PERIOD. For safety, the docks are to remain clear of objects at all times. Docks must be clear of items of any kind such as floats and kayaks. Fine of $100 per violation up to a maximum of $1000.
POOL – The pool hours are from Dawn to Dusk. Pool is closed on Monday, Wednesday, and Friday until 9am for pool maintenance. Please be respectful of others using the pool area, the pool furniture and fixtures, and return items used to the same location and condition which it was found when you came. No life guard is on duty, so be careful and cautious when in the pool area. Please do not bring Pool inflatable’s larger than 3×3 either round or square and no fins allowed. Absolutely NO GLASS is permitted in the pool area. Pets are NOT permitted in the pool area.NO smoking in the pool area. Fine of $100 per violation up to a maximum of $1000.
GARBAGE – Place all your garbage in trash bags and place the bag in the assigned trash receptacle enclosures across from your units. You must open the metal hinged top of the enclosure, open the trash can inside the enclosure and place all trash/garbage inside the trash cans, close the trash can lid and then close the metal hinged top enclosure. There are many animals in the area and if you fail to follow this procedure in the garbage receptacle area, the animals will make the garbage receptacle area very unpleasant.
FISHING AND LOBSTERING–When cleaning your catch at the cleaning stations provided at the docks, DO NOT dispose of the entrails and carcasses in the canals this is a Violation with the City of Marathon. Place all entrails and carcasses in the garbage receptacles on the docks, make sure the lids are closed, and maintenance will empty the receptacles daily. Do not leave the water running at the docks. Please abide by the FWC Rules for size and allowable numbers of either Fish or lobster. Those caught with undersize and over limit fishing will be forwarded to the FWC.
FITNESS CENTER – The Fitness Center is located in the north-west corner of the Association office building. Your rental agent will supply you with the lock code required for entry into the gym. Please follow the posted Gym Rules and, No one under the age of 16 is permitted, unless accompanied by an Adult.
PETS– Some homeowners permit pets in their units. If dogs are permitted by the homeowner in their unit, all dogs must be leashed and under control when outside of the unit. You are required to pick-up after your dog. No pets are permitted in the pool area.
BARBECUE/BBQ–Charcoal BBQ grills are available along the marina dock area. Absolutely NO Barbecuing within ten (10) feet of the overhang of your unit. The BBQ must have a propane canister no larger than 11.5 lbs. Grills are provided in the Open area with Buckets to dispense of your charcoal after use, please remove all unused briquettes after use. This policy is in accordance with Florida Statues.
NOISE–The Indigo Reef Homeowners Association requires noise to be kept at a minimum at all times and absolutely no outside noise after 10:00 pm. Noise complaints after 10 pm may be reported to the Sheriff’s office. Contractors are only allowed to work on any unit Monday to Saturday from 9:00 AM to 5:00 PM
RECREATIONAL EQUIPMENT – Items such as paddleboards, snorkel gear, kayaks and bicycles must be stored on the porch areas of your unit when not in use or in the Kayak rack by the docks. Do not leave these items on the docks, grass or walkways.
SURVEILLANCE CAMERAS–Several surveillance cameras are located throughout the property, including the pool area. This is to promote a safe environment by deterring illegal acts or rules and policy violations and to also deter theft and vandalism and assist in the identification of individuals who commit damage to Indigo Reef Marina Homeowners property. A surveillance camera policy is available in the Association office.
CANAL–SWIMMING,SNORKELING, & DIVING PROHIBITED–For the safety of everyone, swimming, snorkeling, and diving in the canals adjacent to the Indigo Reef docks is Strictly Prohibited. Canals are narrow and the navigation of boats in and out of the canals creates a substantial risk to anyone in the water.
SMOKING – Most homeowners Do Not permit smoking in their unit or on their porches. Please check with the rental agent on this matter for your unit. NO smoking or vaping is permitted in the pool area. This Violation carries a $100 fine maximum .
FUELING – Absolutely no boat fueling allowed in the docks. Fine of $100 per violation
CARPORTS – No maintenance is allowed underneath Carports or storage of Fuels and Oils. Charging either Golf Carts or Electric Vehicles requires by the Fire Marshal to have a Sealed Water Proof Cover on the outlet for any type of charging. Be aware that the Carports were Not designed to Charge a Electric Vehicle that draws 38 to 42 amps. Our Breakers are 30 amps so any damage to the Breaker, Electrical Panel, Carport, Vehicles and or fires to the Electric Panel or Carport or other vehicles, the cost of repair will be 100 % responsibility of the Owner. No more than 1 Electric Vehicle can be charged under 1 Carport at any given time period.
Fireworks are strictly prohibited anywhere on the Indigo Reef property. Fine of $100 per violation
We strongly encourage the compliance of these rules and regulations so that all may be safe while experiencing a delightful, memorable stay here at Indigo Reef! Our Goal is Safety First for each individual staying on this property and to continue ensuring Indigo Reef Marina remains a Premier Destination.
